This luxury villa near San Pedro de Alcántara, is only 10
minutes away by car from the famous marina of Puerto Banús.
 The
Villa is situated in a prestigious residential area at the
end of a beautiful avenue with a fountain, only three
minutes’ by car from the beach, five minutes’ by car from
the village of San Pedro de Alcántara, where you can find
everything you need, such as a chemist’s, taxis, shops,
restaurants, supermarkets, churches, etc., and only a few
minutes from the best Golf courses of the Costa del Sol.
 The
villa is constructed on a plot of land of 3.100 m2, (2/3rds
of an acre) and can sleep between 10 & 14 persons,
distributed in 5 bedrooms. On the ground floor there are 4
bedrooms, two bathrooms and 1 guest toilet (every two
bedrooms share a bathroom). On the ground floor there is a
large lounge and two dining areas, one in front of the
other, as well as a large kitchen. On the first floor, there
is the main bedroom with bathroom en suite and a private
terrace with sea views.
 The
main entrance to the villa is a drive in entrance which is
accessed by a remotely controlled sliding door. There is a
secure double garage which contains a pool table and
ping-pong table (this ping-pong table can also be used
outdoors), as well as a fridge and chairs. This is an ideal
villa for both young and old to enjoy of the entertainment
without disturbing the relaxing atmosphere of the villa.
 To
the right of the garage is enough room to park two cars,
although parking is not a problem since the driveway is wide
and large.
After the garage, access is the main entrance of the villa
which also has an alarm system.
The lounge communicates with the dinning area. It also
communicates with the kitchen and has direct access to the
pool and garden area. In the lounge, are three sofas and two
low tables, a TV of 32”, satellite and DVD, as well as a
chimney.
 The
main dining room offers a table for six and beside this area
is a second dining room also offering a table for six, both
with different views of the garden. Ideal areas to sit an
enjoy breakfast, lunch or dinner. Both dinning rooms are
next to the kitchen.
The large luxury kitchen offers, dishwasher, oven,
microwave, fridge-freezer, glass hob top and all kind of
small electrical appliances. In the kitchen you may also
find a cloak room with washing-machine and dryer.
 GUEST
TOILET: Near the kitchen and the dining areas is the guest
toilet, decorated in cream marble, with accessories in gold
& silver. In front of the guest toilet is the passageway
which leads to the ground floor bedrooms and the stairs and
then leads to the master bedroom on the first floor.
 FIRST
TWIN BEDROOM
From the passageway is the first bedroom of the ground
floor, offering twin beds (size 1’90 X 90), and a big fitted
wardrobe in cherry wood colour. Decorated in blue and
yellow, this bedroom offers views to the outdoor Jacuzzi and
swimming-pool.
SHARED BATHROOM
 This
bedroom and one further bedroom share the bathroom, with
their own entrances, and offers a comfortable shower,
toilet, and sink. Decorated in cream and wine colour marble,
including the sink, with accessories in gold & silver.
SECOND TWIN BEDROOM
The second bedroom, decorated in soft blue colours, also
offers twin beds (size 190 X 90), a large fitted wardrobe in
cherry wood colours, has views to the gardens and
swimming-pool and shares the bathroom above with the first
twin bedroom.
 THIRD
BEDROOM
The third bedroom of the villa is at the end of the passage
and offers and double bed (1’35 x 1’90), a fitted wardrobe
and views to the back garden. It shares the bathroom with
the bedroom another bedroom described below. Since this
bedroom is at the end of the passage, it is necessary to go
through this bedroom in order to reach the next bedroom.
 SHARED
BATHROOM
This bathroom is shared by the previous and next bedroom,
also decorated in cream marble, including sink and with the
accessories in gold & silver.
FOURTH BEDROOM
The fourth bedroom of the villa has beautiful views of the
main porch, gardens and swimming-pool. It is the biggest
bedroom of the villa, offering twin beds, fire place, fitted
cherry colour wardrobe, two chairs and table and has the
possibility of fitting two extra beds.
 MASTER
BEDROOM ON FIRST FLOOR
The Master bedroom is situated on the first floor and has en
suite bathroom. It offers a king size bed (size 200 x 150),
a large fitted wardrobe and private terrace with sea views.
It has the possibility of fitting an extra bed.
EN SUITE BATHROOM OF MASTER BEDROOM
This spacious on suite bathroom has large shower for two,
hydro-massage bath, toilet and sink. Decorated in cream and
wine colour marble.
 The
garden features a heated pool of 8 x 4 square metres,
jacuzzi and two engraved aluminium tables with 12 chairs. If
you wish the pool to be heated, it is to be requested in
advance and with an extra charge of £100. per week.

• Air-conditioning, (hot and cold) to be paid separately,
with meter, paid by units (please request further
information).
• Cleaning lady on an hourly basis. (12 Euros / hour)
• Baby sitter (15 Euros / hour)
• Laundry and dry cleaning service.
